This is a simple light blue template with a flash header i have just made for one of my sites, you can easy change it for a realty site/ estate agent site or property portal.

You will have to email me if you require the editable flash header source file, its to large to include as a attachment, but the header banner is in a png to customize to suit your requirements.

Also included is a modifyed style.php witch has a few mods to enable the rendering of the spotlight property, also the settings for the default tables are set to required dimensions, go any larger than 500 and it breaks the layout

the only problem with these smaller templates is the fact that you need to change the default image size setting for your site so that larger images don't break the layout

simple to install
1. upload the template directory into your template folder
2. change the template setting to point to the new template

thanks for the feedback, postive feedback is always a good incentive to do more work, and noing that your creating something that is usefull to others is also good to

The listing browse is just a rework of the title view mod, in the mods section, i will make this avialable on the thread the orignal mod was posted and also on this thread to, it would be good to have a few more listing view and listing browse layouts avialble for the default install of OR here on the board.

i was thinking of doing more templates for property portal sites, some usa realty sites and also some uk estate agents templates. I think these would be usefull to poeple using OR for different business's

add a third column... in most templates you'd add the third column code to the table_bottom.html

I just wanted to thank you again for providing this MOD as with a little work I think it will be able to do what I am needing - After 3 weeks of trying every mod in the forum.

Any one wanting a three column - non css( for those of us who can not follow the css code :confused: )

Anyone have any experience working with Flash to edit the .swf file? I'd like to change some things, I have flash at work, but if I edit it I get 2 problems;

1. The file I create loops continuously. Is this called out in the code somewhere?

2. It now shows the keycodes for the apostrophe (&amd or something) where the apostrophe is.

Any idea how to fix that?

No problem I have a mass of experience with flash.... but I must say... it's impossible to edit a *.swf file... you can only edit the *.fla file... If the author of the template wan't to share it with us... I can edit the fla file for you (or you can ask the author if he wich to do it for you)

I found a reasonable swf editor, called flashdigger. It seems to work alright. I wasn't able to edit it using Dreamweaver or any macromedia product.

I'm going to try and recreate the graphic as a jpg, so that only the index page runs the flash, and all others are just the image. Anyone have any quick way to generate that?

It's not a good idee to edit a swf file... Just get your hand on the original *.fla so you can edit this one...

Generating the grapic as jpg ? It's cuite easy if you get the *.fla... flash can generate it itself...

I use also a flash on my new site www dot h a p p y e t dot be

but I have not imputted a sound... so it's not so enoying

I have created a css/xhtml version of this well designed and popular template. This is not to take away from the original html version which is excellent. I reasoned that because it is a good design that some people will want to use this template with open-realty ver 2 which is css/xhtml based and this will make it easier to do so.

The xhtml is commented so that changes can easily be made.

There are some differences.

I removed the css from user_top.html and put it in blue.css. Both blue.css and style.css are linked to load.

The css version does not include the flash heading but it should be easy to include for anyone who wants to do so. Instead, I have cleaned up the header image and load it as a background image so that you can add your own text in heading tags over the image.

I used plain text enclosed in heading tags for most of the page titles and headings to improve search engine friendliness--search engines rank text in heading tags high, but ignore images. Text is also easier to maintain and modify.

I converted the javascript navigation to css navigation and text which again improves search engine friendliness and is easier to modify and maintain.

I added php code to change the main heading on each page. The instructions are in the readme file.

There is a demo at http://aSiteAbove.com/realty. The site uses cookies to change templates and you many have to go to the bottom of the page to change to the simple blue template.

While you at aSiteAbove browse through our other css templates. I can convert most table-based html designs and or templates to current css/xhtml standards. I offer both paid and free support.

Thanks frobn for updating the theme, i never had the time to move all the styles out to a seperate css sheet when designing this template, and making everythin 100% right its good to see others using it and updating it to be better and available for the newer version of OR

I will upload the flash source file to a host today sorry for the delay for everyone, just been moving house and a server failure with a phpbb virus compromising one of 80 sites has also been a pain to deal with comming back online after a few weeks.

Please check the forth(4) post on this thread for the:


flash source 585k, just over the limit of allowed attachements(575kb), so i'll link it from one of my sites for download , get it quick though because i cann't say for how long i'm going to keep this up on my own server, anyone no a good free host that allows zip/rar files upto 1 mb etc, thats really where things like this need to go , please tell us where to sign up.....


Having this theme on my own site have started to think the flash header is tacky, i should have not included the sound file in the flash, every time having the same bit flash on each page click tends to get annoying, a much better idea whould be to have the flash header for the index page only and switch to a simple graphic header for all other pages.



Sorry the demo is offline atm while i deal with setting up a new server and moving a bunch of sites back onto it, it will be back up in the next few days

When i get some spare time i was thinking of creating a seperate layout on the same theme for the admin side of things, it whould be nice to have the matching layout for both the user side and admin side

Frobn, I just installed OR 1.15b on a new domain. It set up fine with the default vertical menu, but when I change the template to bluecss I get nothing but plain text. What did I miss? The site functions, but there's no layout- just a white page with the text and links in a vertical row.

Found a typo in common.php, but now have some layout problems. This is my first time to mess with css :P

The site looks good. If you want to extend the box outline on the contact page, add an empty div to contactus.php like this:

<div style="height:300px;">&nbsp;</div>

adjust for the height you want.

It's not difficult. You change the colors in the css file blue.css. Do a search on color, background and background-color and change the values to what you want. There are only 4 images in the css version.

One way to do this would be to use a php if statement. First, identify the index page which could be done like this:

In index.php just before include (uer_top.html) put:

$page = "index"

Then in user_top.html use an if statement to change the header. Depending on where and how you load the header it would look something like this:

"<img href="flash_header" alt="flash header" /> : <img src="header.jpg" border="0" alt="non flash header" />; ?>

My php may not be correct, but that is the idea.

Have installed the new Blue template and it looks really great. Only having one problem. When clicking the "about us" button the about us box is way over to the right. I have looked and cannot see where this adjustment is. Anyone know?

Mick, do you mean user_bottom? I'm wanting to change this to a three-column design, lining the 3rd column with the Spotlight box. (using the version of Simple Blue supplied by bcsweb1)

Hi All

I have just started playing with this template and think its great. My only issue with it at the moment is it has no login or logout feature.

[Sorted I have now created a login section. I now need to create the admin sections listed below and redirect user to correct page]

I would like to add a login link for member, agent and admin with the member login being redirected back to the home page once logged in. Also I am trying to duplicate the user_top to use as admin_top with the relavent menu options added to the left. For example when agent signs in they will be using admin_top with edit profile, add property, ect located on the left menu.

Would be grateful for a little help if anybody can understand what I am babbling on about?

I'm anxious to see v.2 of OR. The postings on this forum bode well for the future of this great application.
For starters, OR is built on a very well thought-out database scheme. And the front end forms make it a cinch for the user to run his own website.
Though I'm no expert, the PHP code seems to be highly professional.
With the advent of the Blue template, the user interface finally got what it lacked: clarity and compactedness (is there such a word?). But you get my meaning.
Adding "In the Spotlight" and the flash movie was great. Also the ad at the bottom of the left column.
One thing about templates, though: it would be wonderful if they made use of the language file, which would save overseas adopters a bit of typing.
All in all, a wonderful work by all involved.
